Camden seller FAQ

Selling to a Real Estate Investor Buying Houses in Camden SC

Answers for heirs, landlords, owners and agents with property in Camden and nearby Kershaw County.

Most Camden sellers I talk to aren’t flipping a quick property. They’re settling an estate, letting go of a long-held rental or dealing with an older house that needs more than they want to take on. These answers cover heirs, as-is condition, nearby Lugoff and Elgin, how I arrive at a number and the South Carolina law on marketing a contract.

The full picture is on the Camden cash buyer page. If you’re considering keeping the house, read the Camden rental investing guide, or see the Camden investing overview for the bigger picture. Ready? Send me your Camden property.

Straight answers

I inherited an old house in Camden. Can I sell it as-is?

Yes. I buy older homes in their current condition and account for repairs and cleanout in my math. Tell me where the estate stands, and a South Carolina closing attorney will confirm what’s needed to close.

Do all the heirs have to agree before I can sell?

Usually everyone with an ownership interest, or a personal representative with authority, needs to sign off. Every situation is different, so ask a South Carolina attorney. I’d rather hear about the complications early.

Do you buy rentals in Lugoff and Elgin too, or only Camden?

I look at properties across Kershaw County, including Lugoff and Elgin. I’ve done renovation work in Lugoff, so that side of the Wateree is familiar ground.

My Camden house needs major work. Is it too far gone?

Probably not for a conversation. Structural issues, old wiring and roof problems all go into the repair estimate. Be honest about what you know is wrong, and I’ll be honest about whether it fits.

How do you figure out an offer on an older home?

I compare sold homes of similar age and condition, walk the house with a repair sheet, and apply a formula: after-repair value minus repairs, holding and resale costs, and my margin. I explain each piece. I never promise a price or a purchase.

Should I list my Camden house with an agent instead?

If it’s in good shape and you have time, listing with a licensed agent may serve you better. A direct sale tends to make sense when the house needs real work, has a tenant or belongs to heirs spread across several places.

Can I market a Camden house I have under contract to you if I'm not licensed?

Be careful. South Carolina’s 2024 law restricts marketing residential property you don’t own with an expectation of compensation. Read what the law says and talk to a South Carolina real estate attorney before you market anything.
